Authority breaking ground on townhomes

The Lowry Redevelopment Authority said Wednesday it will be breaking ground on 72 affordably-priced townhomes.

Falcon Point at Lowry will feature two- and three-bedroom townhomes, some with lofts, and all with two-car garages. Homes will range in size from 1,200 to 1,500 square feet and will be priced from $138,000 to $150,000. Falcon Point will be built by Standard Pacific Homes , which will be general contractor for LRA and marketed by the Lowry Community Land Trust, a nonprofit organization.

Falcon Point is the fourth development marketed by the Lowry Community Land Trust, which has sold 106 affordably-priced homes in three neighborhoods, including new townhomes, renovated townhomes and new single family homes.

Lowry chose a land trust model to keep homes affordable in perpetuity and to prevent speculative buying.

Developers submit plans for townhomes

The developers of Refugio Townhomes are hoping that the urban look and community feel of their proposed project at McCoy Lane and Professional Parkway will appeal to first-time home buyers.

Officials with Weinstock Porter presented their project for 130 townhomes on 7.2 acres to the Santa Maria Planning Commission at a study session Thursday morning.

The plan calls for 958- to 1,700-square-foot lots for the proposed 1,185-square-foot to 1,500-square-foot townhomes, officials said. The attached units are slated to have two or three bedrooms with four different floor plans ranging from two to three stories.

Also included is 3.5 acres of common area consisting of a tot lot, lawn, clubhouse and pool.

The commission will review the project's map and planned-development permit at a public hearing Oct.

Townhomes Tabled

After listening to the testimony of the architect and several neighbors, as well as the observations of one of its members, the Mt. Prospect Planning and Zoning Commission held off last week making a decision on a proposed town house project.

John Conrad Schiess of Metropolis in Oak Park submitted plans for a 17-unit development on the site of the vacant State Farm accident investigation site at 1040 W. Northwest Hwy. The commission met last Thursday, Sept. 29.

Schiess requested a zoning change from B1-business office to R2-attached single-family residence and a Conditional Use Permit for a Planned Unit Development (PUD) on the site.

"There are single-family residences to the north and east," explained Village Planner Judy Connolly. "(The property is) adjacent to a town home development and residential." She said to qualify for the rezoning, the development would need to be suitable for the land, compatible with the area, and consistent with the development trends.

Consumers Buying More Townhomes, Apartments and Condos

Pascal Yvan Pelletier of the Canada Mortgage and Housing Corporation says the high cost of new single detached homes is driving more consumers to buy multiple housing like townhomes and condos. Construction of new multiple housing is up 35% so far in 2005 compared to 2006.

Pelletier says by the end of the year, the average price of a new single detached home is expected to rise to $370,000.

Despite a 13% dip in housing starts in September, year to date sales are still up 18% over the first nine months of 2005.
